For most people, a property is the single most expensive purchase we will make in our lives. Saving for the initial deposit alone can take years; we are then tied into mortgages, the terms of which are ever increasing. Given this huge commitment of time and money, it is crucial to make sure you are receiving proper advice and representation, whether buying or selling, and that you are aware how much the transaction is going to cost.

A recent review by the Solicitors Regulation Authority has raised concerns over the transparency of legal fees and associated ‘hidden’ costs of a conveyancing transaction. The review found that in an attempt to win the work, firms were quoting low fees but neglecting to include various extras such as HM Land Registry fees, ID checks, bank fees etc. These ‘hidden extras’ often only came to light as the transaction progressed and the client was already committed. Unfortunately, this practice has become far too common in recent years as firms adopt a ‘stack them high sell them cheap’ approach in order to maximise profits.

D Burke & Co Limited do not believe that this approach applies to conveyancing. Each property is unique and requires careful investigation and consideration on the part of the Solicitor; this simply cannot happen when dealing with 100+ transactions at any one time. As a firm we only take on 10 transactions at a time so that we may offer our best service and ensure you are fully satisfied before making such a large commitment. Whilst we may not be able to provide the cheapest quote, we ensure that our prices are realistic and are set out clearly from the outset.
